Question 1

What does it cost to talk to Ali Shahrokhi?

Accepted Answer

Nothing. The 15-minute consultation is free and no-strings-attached. You leave it knowing more about your options, whether or not we work together.

Question 2

How does Ali help me sell for more than average?

Accepted Answer

Through a pricing strategy grounded in local comparables, presentation that shows your home at its best, and skilled negotiation, all aimed at maximizing your net proceeds.

Question 3

How long will it take to sell my home?

Accepted Answer

That depends on your property, condition, price point, and the current market. After a quick look at your home and your goals, Ali can give you a realistic sense of timing for your situation.

Question 4

Do I need to make repairs before listing?

Accepted Answer

Not always. Some updates pay for themselves and some don't. Ali will walk through what's worth doing for your specific home and market, so you don't spend money you won't get back.

Question 5

What is a short sale, and who is it for?

Accepted Answer

A short sale is selling your home for less than you owe on the mortgage, with your lender's approval. It's an option homeowners may consider when they owe more than the home is worth or are facing hardship and want to explore an alternative to foreclosure.

Question 6

Do I have to be behind on payments to request a short sale?

Accepted Answer

Not necessarily. Lender requirements vary, and some will review a short sale based on hardship even before payments are missed. Whether it applies to you depends on your lender and your situation, so it's best to call and discuss the specifics.

Question 7

Can a short sale stop a foreclosure?

Accepted Answer

A short sale can be one possible alternative to foreclosure, but there is no guarantee it will pause or prevent one. Foreclosure timelines and lender actions depend on many factors. Call to talk through where you are in the process.

Question 8

Does Nevada forgive the remaining mortgage balance after a short sale?

Accepted Answer

Not automatically. What happens to any unpaid balance depends on your loan type, the lien, and the terms of the lender's short-sale approval. Every mortgage, HELOC, second lien, and HOA lien should be reviewed on its own terms. For legal and tax questions about your situation, consult a licensed professional.

Question 9

What if my property has two mortgages or other liens?

Accepted Answer

Each lien may need its own negotiation and approval. Ali has personally negotiated many, many short-sale liens with banks, mortgage servicers, and lienholders, so multiple liens can usually be coordinated, but the process depends on the specific lenders involved.

Question 10

Which areas do you serve?
